Help for tenants – it’s on the way!
You have reached a wealth of help and resources that you can use as a tenant. tenant.rentals provides A-Z assistance, starting with the planning stage, to the moving stage, the lease, finding a rental, roommates, maintenance, security deposits, and moving out. Here are some things to keep in mind as you start this journey:
If it’s not in your lease, it doesn’t matter. Find out how to read your lease to make sure you understand exactly what you are signing. Don’t wait until it is too late! Rental insurance for tenants is one of the least understood aspects of renting. What does it cover? Is it really necessary? How much does it cost? Find the answers here. You landlord usually just wants you to pay your rent and not cause a commotion. However, some landlords can be difficult, and others can become your partner in helping you eventually purchase.
As a tenant, you need to know what your rights are. Many of those rights are the same ones that you would expect if you purchased the home, for example, you have the right to a safe and sanitary apartment or home. That doesn’t mean that the landlord is responsible for break-ins to your rental or your parked car, but they are responsible to provide a lock and key for you, and to fix anything that would violate safety codes.
A common term is ‘quiet enjoyment’ and that means you have the right to live in your rental without noise that disturbs your work or sleep. That is sometimes vague, but a rock band rehearsing in the adjacent apartment would be an example of something you don’t have to put up with.
Lastly, you always have a right to get a receipt for the rent you pay, and to have advance notice if you are going to be evicted or moved out upon the expiration of your lease. So even though the lease and the house regulations are mostly for the protection of the landlord, be aware that you always have certain rights as well.
